There are certain things a landlord can do to conduct a thorough renter screening. First of all make the prospective tenant fill out sign and date a rental application form. It is then very important to follow the Fair Housing Act to make sure you do not discriminate against any potential renters. This act is in place to make sure you do not deny someone based on race, religion or similar reasons. From there you will want to get proof of identity by insisting to see a copy of a valid photo id card. Then after these procedures it is time to perform a renter screening which will include a credit report, criminal background check and probably an eviction search.
