Violence, sex offenders, drug dealing and other types of criminal activity have become greater risks to landlords today than in years past. This has increased the number of background verifications being conducted by landlords. More landlords than ever before are taking interest in performing background verifications for their own peace of mind as well as liability. In fact landlords who fail to do any type of background verifications ruin the risk of being sued if one of their tenants harms another person in the area. Many landlords do not want to take the risk of leasing to someone who might have some drug offenses in their past fearing that tenant might start dealing drugs out of his property. There have seen cases where rental property was seized in drug busts. Landlords today have to be very careful who they are leasing to for many of the above reasons.
